When your tenant needs help handling anything from an emergency to a minor inconvenience, they always reach a property maintenance specialist. We have our own in-house maintenance manager who provides support throughout office hours. At night and on weekends, we are backed up by an after hours team of property management specialists, not simply an answering service.
At all times, your home will be cared for by experts in home maintenance, so all problems can be triaged and handled appropriately and with your special wishes in mind.
All of tenants are thoroughly screened by industry leading background checks. We always perform a full criminal profile of every adult tenant in the home and immediately filter out all violent or larcenous criminals during our in-depth application process.
We also perform full credit checks for all applicants, so you will be able to depend on only the best tenants we can find making it into your property.
When Kumba approves a tenant to live in your home, we know more about them than most people know about their neighbors.
No one expects to ever need to evict their tenants, and we always do our best to prevent things from getting to that point. But if the time ever comes to remove a tenant from your property, just know that Kumba has tried and true procedures in place, one of Florida's most trusted lease contracts, and an excellent legal team in place to handle everything as quickly and painlessly as possible.
For added protection, you may opt into our Eviction Protection Program. For a very reasonable monthly fee, we mitigate the risk of an eviction by covering just about every costly part of the process. This includes: attorney's fees, court costs, sheriff notices, removal of tenants and of their furnishings, and a standard clean up of unit.
Kumba care is more than just 24 hour a day, 7 days a week maintenance and support. We want you to truly know the health of your investment. Each of our homes is inspected on every move-in and move-out by a professionally licensed residential inspector.
By working with only the most trusted vendors, we strive to have your home serviced by only the best. Because we work pro-actively to solve problems, we can keep your costs to a minimum, passing along the savings to you.
We strive to provide exceptional service, and to do that we need to know as much about your property as possible. We perform regular inspections and walkthroughs of your property, walkthroughs before lease renewals as well as after incidents, and even drive by spot checks.
We start off our relationship with your property by having your home inspected by a professionally licensed independent residential inspector, at our expense. The full report is then made available to both you and our team, along with any recommended or required actions. We also provide you with an expectation lifetime on various parts of your home so that we can plan ahead for large repairs or maintenance items.
Our property managers, Realtors, and maintenance specialists work around the clock so someone will always be there to support your property. No holiday too great, no weekend too long.
Our trusted vendors are also there to handle any plumbing problems, AC or heating issues, or other emergency at any hour of the day.
In addition to performing regular inspections of the property, we also keep an eye on your tenants to make sure they're keeping up with their agreement to maintain your property. We perform walkthroughs before every lease renewals as well as after incidents.
We also stay involved with your property by doing unannounced drive-by visual surveys of the property. We check up on new tenants and communicate with your community associations so that they will let us know if they suspect anything. As your property's watchdog, we take keeping an eye on your home as one of our most important tasks.
As proud Professional Members of the National Association of Residential Property Managers (NARPM ®), we are committed to giving our customers the most professional and experienced service possible. Online payments and billing, specialized property management web applications, exceptional research tools and methodologies, and a specialization in online marketing. This ain't your grand-daddy's property management company. Our edge comes from our in-house tech and software development team. We have fully embraced every bit of technology that can help us make managing your property an exceptional experience. We build everything from the ground up to exploit web based technologies rather than old paper or desktop solutions that cause many other property managers hassles and prevent them from taking advantage of modern tools. This allows our owners to pull up records and view the status of work orders through our online resources at any time.
