Thank you for choosing to apply for this home. To make sure the upcoming process is as clear and transparent as possible, please read the following.
Application Fee: There is a $75 non-refundable fee per adult applicant. Processing of the application begins once we receive notice the electronic invoice is paid.
Administrative Fee: There is a $125 administrative fee due after being fully approved and is due before we can order a lease. This fee is one time per household, not per applicant.
Pet Fees: There is a $300 non-refundable pet fee for the first pet. A second or third pet is $100 each. See below under "Pet Restrictions" for more information.
* Please Note: Fees are charged via email invoice from Square. Check your email inbox and click on the link to pay the invoice from within the email. We only send you an invoice when your application is being processed, and we only process one active application at a time.
The Application Process
Before You Start - Important facts about the application process:
All adult (18+) applicants to a home must apply and pay application fees before we will begin processing any applications.
Groups of applicants to a home will not be processed without all applicants completing each step.
Our Leases are standardized and cannot be altered or amended. If there is a stipulation you require before signing a lease, let us know in writing before signing your lease and we will let you know if we can accommodate it.
During the Application - Please be prepared to provide the following information right away:
Provide information on your monthly income.
Be able to provide 3 years of residential history as well as contact information for your rental references (if any).
Pay special attention to the terms and conditions (available at the end of the application) for all guidelines.
After Applying - After all tenants complete their applications we will begin processing them as a group. Please be prepared to do the following within 24 hours* (not including weekends or holidays):
Pay the per person application fee that will be sent to you via email invoice.
Provide a copy of a valid form of identification and proof of income.
Be prepared to have employment status and rental status verified.
Have copies of pay stubs and/or bank history available as proof of income.
After Approval - If you are approved, please be prepared to do the following within 24 hours* of approval:
Pay the administrative fee that will be sent to you via email invoice.
If accepted, you must sign the provided electronic lease within 24 hours of receiving it (unless other arrangements are made in writing before you are accepted).
* Time is of the essence!
We value each of our potential tenants, and in order to be fair to all applicants, we may move onto other applicants if you do not provide information or payments in a timely manner. Please be responsive, and work with your applicant coordinator in a timely and efficient manner.
We look for tenants with the following characteristics
Good credit (620 or better)
Total household income of 3x rent amount per month
Please Note: In some cases we can work with tenants that have credit issues or lower incomes, so speak with us before you apply if you have any concerns about not meeting these requirements. We will be happy to answer any questions or concerns you have.
We require to following from all tenants without exception:
All adult (18 or older) residents in the home must complete an application, be approved, and be on the lease.
No active bankruptcies (currently in progress)
No evictions in the last 10 years.
No collections or money owed to previous or current landlords
No history of violent, sexual, or larcenous crime.
Each individual home owner is allowed to restrict or deny pets from their properties. Please see the individual property for restrictions specific to that property. If pets are not allowed at a property you are applying for, it is often for reasons outside of our control.
When pets are allowed, the only pets allowed are domestic cats and certain domesticated breeds of dogs. Please be upfront and honest about dog breeds. A total of three pets is usually the maximum unless otherwise specified.
Dog Breed Restrictions *
The following breeds of dogs are unfortunately restricted from all of our properties:
* About restricted breeds: We love dogs (our mascot is even a dog) and do believe any breed can be trained to be loving and wonderful pets.
So it comes with some sadness that we have to state up front that we cannot approve certain breeds of dogs for our properties.
These are not restrictions we created, these are common blacklisted dog breeds by Home Owners Insurance and HOA and Community Association bylaws, and we are tasked with enforcing these restrictions.

How / When do I pay my application fee?
An email invoice will be sent to you once we are ready to start processing your application. The invoice is paid through Square. You can pay this invoice by credit card or debit card. All residents applying together will need to have already completed their applications. You will all be billed on one invoice. You will never be sent an invoice if we are working on anyone else's application.
What does my application fee cover?
The application fee covers a criminal and credit background check that we perform using a third party company.
What does Kumba Property Management do?
Kumba Property Management is a company that cares for and manages properties for their owners. We are not the owners of these properties, but we work directly on their behalf to advertise their property, find tenants, collect payments, and handle all maintenance. We also make sure the home meets all state and local requirements for safety, and that you are provided with a safe and comfortable home to live in at all times. We are the landlord's representative to you, and your advocate to the landlord.
How do I handle utilities?
You must turn on utilities in your name to be available for the day of move in. Your Landlord will disconnect utilities after the move in date, so you will not have any utilities if you haven't connected them in your name.
The contact info for the utility companies we have on file for your home will be sent to you when you are approved.
How do I give credit to an agent I'm working with?
There are two things that need to be done. First, when you apply, please provide the agent's name, phone number, and email address on the form where asked. Second, have your agent fill out an agent referral form by visiting this link.
What if I don't have a US Social Security Number (SSN)?
We require tenants without US SSNs to have a security deposit in the amount of 3 full months of rent.
A minimum of 2/3 of the security deposit is due at lease signing, with the remainder of the security deposit (as well as first month of rent) due when they receive keys on move in day.
Are you currently working application for a certain property?
If we are working on applications, it will be reflected in the MLS. Please do not call and ask, we will not answer that question over the phone or email.
Once tenants are approved and have signed the lease and provided a deposit, we will place the property on Pending status.
How does the application process work?

All instructions are available at that link and the entire process is explained. Remind your clients to move quickly through the process and be responsive.
A common reason for failing to approve a tenant is that they were not able to respond in a timely manner or provide requested documentation when asked.
How can I be involved during the application process?
Unfortunately we cannot include the Realtor in much of the application process because a lot of the information going back and forth is confidential.
As your client to keep you in the loop once we get started. Please do not call to ask about the status of the application.
The Applicants do not have a US Social Security Number. Can you work with them?
Yes, but we require a 3 month security deposit for tenants without a US SSN. See the answer in "Frequent Questions for Applicants and Tenants" above for more details.
How do I get paid a commission?
You must fill out our Referral Form for Tenant's Agent and send us your W-9 before we can process your commission. Please click the button below to visit our form.
Commissions are paid within 3-5 business days after tenants have moved in and have paid the first month's rent.
The commissions are paid directly to your Broker. It is your responsibility to check with your Broker in reference to getting paid.
If your broker does not receive a check from us within 5 business days, please contact us at 407-260-7033.
You must already have a valid Section 8 voucher before applying. You will need to be able to provide it to us on or before your first showing of a property.
The voucher must be valid for the county where the rental unit is advertised and for the correct dates. You cannot use a Section 8 voucher outside of the county and state it was granted.
The voucher must be for the correct (full amount) or more. If the voucher is for less than the full rental price, it is against the law to try and work out payments on the side, and we will not entertain your application. Absolutely no exceptions to this rule.
The voucher must be for the exact number of bedrooms. If the voucher is for a 3 bedroom unit, we will not be able to rent you a 4 bedroom unit.
The unit for rent cannot have a private swimming pool. Community pools are allowed.
Tenants that use Section 8 must do an inspection on each property once they have been approved by our office and signed a lease. That might take extra time and we are not allowed to move the applicants in any sooner.

All pets must be approved by Section 8 as well as our office.
